If you're thinking about selling your house and you want to make the most money out of it, you have to be well prepared. Just browse through the abundance of properties for sale online and you will find yourself looking at an incredible steep competition. One key element in making a quick sell will be to stage your home at your very best. Updating your home doesn’t need to be expensive, some small budget will be sufficient to spruce up your home without breaking your bank.

It's important to keep in mind that a first impression makes a huge difference in your potential buyer's decision making. This is why you have to ensure that your home is kept clean and beautifully maintained. There are thousands of properties for sale from PropertyGuru that can get you inspired.

1. Make Your Entrance Enchanting

Your curb or home entrance is the first thing people see when they arrive in your home. Your potential buyers should be impressed with how your curb looks like during the initial tour. People usually drive by a potential home that they're interested in so if yours doesn't look attractive at first glance, onlookers will move on to the next house. You can simply Incorporate blooming flowers and decorate your door to attract more potential buyers.

2. Clean, Clean and Clean

Although cleaning your house may be time consuming, it will be your best asset to achieve a successful sale. You'll never know how much of a clean freak your potential buyer is so it's best to ensure that every bit of your home is clean. Your floors should look shiny, your windows should be dust free and your counters should be scrubbed out. Each and every surface of your home should be sparkly clean. By showcasing a well kept and tidy home to your potential buyers, you're influencing them to think that your home is the perfect choice.

3. Make Up Your Dining Room

The dining room is a place where friends and family gather to share meals together. It's one of the most visited areas inside the house because everybody always walks into the dining room. Although it may not be the first thing you think about decorating, you shouldn't forget to style your dining area. A bare table looks very plain and boring. You want to achieve an atmosphere that looks inviting and appealing. Put some decorative furniture at the center of the table to make it look more lively.

4. Choose Neutral Colours

Not everyone loves incorporating bright and bold colours into their homes. Most people prefer living in a space, which has neutral colors and a sophisticated ambiance. Although it may be fun to experiment with various colors, it should up to your potential buyers to change it into the color they like. You will have a higher chance of closing sale if you're selling a house that has mainly neutral colors. Your best color options are white, gray, mocha and beige.

5. Open Your Closets

For most people, closet space is a very important factor in determining whether or not a house is right for them. If a potential buyer has plenty of things to put into a closet, he or she will be looking for a more spacious closet space. For someone who doesn't have as many things, they will only be looking for a decent sized closet. By showcasing how much items they can fit inside the closet, you are helping them imagine their own personal belongings tucked inside the closet. As a result, your potential buyers will become more encouraged to purchase your home.

6. Clutter Free Your Home

All the talk about cleaning but if visitors see a mountain of toys or utensils and even magazines all over the place, you might as well just see your visitor out in no time. Al clutter must go, period!

7. Mix & Match Your Personal Accents With Surroundings

Although it is important for the visitors to see everything to be pristine, we can make use of the opportunity to be creative with our personal belongings. Especially in the bathroom, if the wall is white, your bathrobe, towels and even hairbrushes can be in white, to match with the surroundings. You have to look at every detail with a visitor’s eye.

8. Awkward Areas Not so Awkward

More often we will find some nook and corner in a house to be unpleasant and could be left out from being made use of. However, you can always find a unique way to show it off by setting up these places to be useful and functional with bulletin board, shelving and even a workstation. These spot can be your best selling point too.

Hopefully these are some helpful tips for those of you looking to sell your home.

Food hunt adventures continues with challenging some fiery hot chicken! Spicy fanatics like myself, you can now challenge some crazy hot chickens at Hangry.

Located at UNITAR Kelana Jaya, this fried chicken joint caters to mostly the students so the price range of each dish is well below RM10. There are quite a variety of different chicken selections which you can choose from and each sure to fill you up.

The specialty of this place would be all the different seasoning powder you can add to your chicken. Just look at all the levels of spiciness you can choose from. For those of you who want to challenge, go for the extreme spicy level. Needless to say, obviously I went for that and 4 dashes of the Ghost Pepper flakes still wasn't too much for me to handle.

On the grand opening day itself, a Spicy Chicken Challenge was held where several young brave chaps went up for the challenge. It sure was entertaining seeing so many of them braving through 12 levels of spiciness until the champion was determined.

I was actually tempted to challenge it myself but since I had to head over to work after the event, I sure couldn't risk having an upset stomach. Bravo to those who managed to overcome all 12 levels because they sure looked like they were tortured.

It was definitely not an easy feat challenging the Ghost Chili which is the world's hottest chili pepper, 400 times hotter than Tobasco sauce. They even prepared cartons of milk to ease the pain for those who surrendered to the fiery power of the Ghost Pepper.

Moving on to the food selection at Hangry, all their items are below RM10 and starting from RM3.50. We tried several of their menu selections which are the Hangty Couple, Hot Chic Bowl, Hangry Witch and Hangry Garden. All of this comes with the option of the Hangry Cheese Sauce or the Hangry Signature Hot Sauce. The Signature Hot Sauce wasn't as hot as I would expect but you can always add a few dashes of their Chili Seasoning into your sauce.

The Hangry Couple comes with some chicken bites and a piece of fried chicken accompanied with Hangry fries. For those of you who think this is too heavy, you can always opt for the Single Chic (RM5.90) or the Hangry Rock Star (RM6.90).

I personally prefer the Chicken Bites especially dipping into the hot sauce.

Those who need your rice quota, get their Hot Chic Bowl (RM7.90) which has fried chicken bites, fries, some mixed vegetables and served on some warm flufy rice. A real comfort food that brings me back to my student days.

On a diet? Get their Hangry Garden (RM8.90) with fresh lettuce, cucumbers, onions and chicken bites served with Thousand Island Sauce. For me I would rather have my salad with the hot sauce but that's just me being crazy about spicy food.

You can get their Hangry Witch (RM6.90) which is actually a chicken sandwich. I must give them more credit for their creative names.

Now if you are coming with a huge group, just get their Hangry Secret Cult which is a HUGE platter of chicken pieces and chicken bites mixed with some chips, fries and everything nice! Great combo to share and dig in with friends and oh boy things sure get very messy eating this.

Add on their HEXA Drump Mix with the different blends of peppercorns adding more flavor and spice.

Overall, for this price range I would say that Hangry serves pretty decent meal options especially for those who are on a student's budget. I might even stop by to have a bite if I'm craving for some spicy chicken.

Great news! You no longer have to travel all the way to Japan to savor the famous Pablo Cheese Tart because it has finally arrived in Malaysia. After months of waiting, Pablo Cheese Tart will open its door at their 1st outlet in 1 Utama Shopping Centre.
I was blessed to be invited and be one of the first few to enjoy their signature selections like the 6 inch cheese tart, mini cheese tart and many others. Pablo boast to serve one of the best cheese tarts and after trying a few like Tokyo Secret, Hokkaido Baked Cheese Tart, Uncle Tetsu, I sure was excited to taste what Pablo has to offer. Located on the second floor next to Wondermama, you will now find the well-sought for Pablo Cheese Tart all the way from Osaka, Japan.

Their Pablo Mini Cheese Tart (RM8.90) was flown in from Japan for us to enjoy and it was definitely a pleasurable first bite. Pastry crumbly and cheese filling light and airy, no wonder there were so many raving reviews about the cheese tart.
The tart consistency was flaky and buttery which crumbles easily so do take note that these are some delicate cheese tarts. The filling is not as heavy as Tokyo Secret but was smooth and creamy, just dancing on your tastebuds.
The main star was definitely their 6 inch Freshly Baked Cheese Tart (RM45.90) which until today makes people queue at their original store in Japan. This sure was one huge cheese tart that recons you to share; well unless you have a huge appetite and love cheese tarts. The 6 inch cheese tart is different from the mini cheese tart from the pastry to the filling. A flakier pastry dough resembling puff pastry that is crispy surrounds a pool of creamy, light and airy cheese filling with a sweet apricot glaze to finish it off. This is really a molten cheese tart that flows when you cut it through. Taste-wise, it is really light and you can taste that it has been whipped really well. The consistency is really smooth and resembles whipped cream which just slides down your tongue.
Enjoy this by cutting a wedge out to share among friends or dig in with a spoon. Another way to savor this specialty cheese tart is by placing it in the refrigerator to cool and enjoy the mousse like texture resembling ice-cream. I personally prefer it when it has been chilled as the aroma and flavor becomes more apparent although you will miss the molten flowing creamy goodness from when it is eaten warm.
Do not miss out on their specialty drink which was concocted from their 6 inch cheese tart. Inspired by their best seller, the Classic Cheese Tart Pablo Frute (RM15.90) is literally a cheese tart in a drink. With the apricot glaze jam at the bottom topped with a blend of their cheese tart filling, bananas, apple and mango before finishing it off with plant-based whipped cream, apricot glaze and some pie crumbles; this drink surprised me.
I initially thought it would be pretty heavy to actually drink it but the Classic Cheese Tart was an enjoyable drink. Light with the hint of bananas and apricot, it was smooth and somehow I managed to finish the drink. You can choose to drink it in stages; first sip the bottom with the apricot jam and the second layer of cheese blend before scooping the whipped cream or like me I just mixed it together and you get a well-balanced drink which is really quite filling.
I can't wait for the rest of the menu to be available especially their Matcha Cheese Tart with Shiratama & Azuki which I am sure will be a delight! Here's a bonus for you cheese tart fans out there. For their opening which is happening tomorrow (6 Dec), Pablo will be giving out 100 pieces of their 6 inch tart starting from 2pm so make sure you do not miss out on getting your hands on them. I am pretty sure that the queue for Pablo will be mad crazy so I think it would be a while til I next visit them.

Honestly, if you ever ask me what I want to eat and you suggest Korean food, there is no doubt that I will probably say yes because I just love Korean food. When I heard there was a new Korean BBQ joint up at Damansara Uptown that serves pretty decent food, you bet I will definitely pay them a visit.
Gangnam Oppa BBQ is the latest Korean BBQ restaurant located at Uptown Damansara and is run by a Korean family. Like any other Korean BBQ place, each table to fixed with a grill and exhaust pipe to ensure you do not smell like a barbeque pit when you walk out. With both indoor and outdoor seating, this restaurant should be able to host up to 50pax at one time so take your pick if you prefer on your seating preference.
Gangnam Oppa BBQ actually offers really decent set prices for their meat choices so let's start this feast! For those of you coming in pax of 4 to 6, you can get their Family Set (RM119) which comes with Beef Sirloin/Grilled Beef Short Ribs, Pork Belly, Marinated Pork, Baby Octopus and Soft Tofu Stew/Soybean Stew/Kimchi Stew).
This is really pretty decent price for 4 pax as one person only needs to fork out around RM25 plus the portion of meat served is quite generous. You get thick cut pieces of meat, well marinated and taste absolutely divine once they are grilled in front of you.
Their baby octopus really shouldn't be called baby because they were huge! Marinated well and tasted so good once they were grilled. Definitely will order more portions of it.
Don't forget their free-flow banchans which can fill you up as you continue your meal. I love their anchovies side dish and kept picking at it while waiting for my meat to be done. Those grilled garlic pieces were just amazing as well! The best way to enjoy Korean BBQ is by making a lettuce wrap with fresh lettuce, juicy meat, some sauce... wrap it up and pop the whole thing into your mouth. One word of advice, please do not make a wrap too big to fit into your mouth where you will have difficulty chewing and cause you to bite your lips by accident (yup.. that's what happened to me)
The marinated pork and grilled short rib beef were marinated with four types of fruits (kiwi, pineapple, apple and pear) making it so tenderized and juicy even after grilling! The short ribs were divine with the right ratio of fat and meat.
If you are just coming in pairs or a group of three, get their Oppa Set (RM56) with two portions of either Pork Belly/Spicy Belly/Pork Shoulder/Marinated Pork and 1 stew (Soft Tofu Stew/Soybean Stew/ Kimchi Stew).
Add on the Spicy Rice Ball (RM19) and mix up rice, seaweed and red pepper sauce into balls. Grill them and get the crispy exterior which is so good. Really flavorful and packs a punch.
What is Korean BBQ without some drinks? Try the Soju Bomb which is a combination of Soju and Beer; a popular drink combination when enjoying Korean BBQ. HITE Beer is having a promotion now with 5 cans for RM33 at Gangnam Oppa BBQ.
For those who prefer a more traditional beverage choice, they have Makgeolli as well which is rice wine and you have some flavor choices of Original and Banana. I actually quite like the Banana flavoured version because it doesn't taste as strong as the original makgeolli. We actually tried mixinf soju and makgeolli which turned out better than I expected. It was my first time trying out soju so I was surprised at how sweet it actually tasted.
Btw! Don't miss out on the November promotion where you can get a free Steamed Egg when you check in and review Gangnam Oppa BBQ on their Facebook page. Offer valid til 30 November 2016.
I loved my dining experience at Gangnam Oppa BBQ and would definitely return to get more Korean BBQ with friends. It gave me the authentic feeling of enjoying Korean BBQ especially with chit chats and good food. Go with more friends to truly enjoy all the different choices plus it's so much cheaper too!
